Plumbing Built for Jamaica's Houses, Basements, and Rising Groundwater

Southeast Queens has a groundwater problem most of the city does not. For most of the last century the Jamaica Water Supply Company pumped drinking water out of the ground under the neighborhood, and that kept basements dry. The city took over, the wells were shut down, and the water table came back up. Basements in South Jamaica, Hollis, and the blocks around Baisley Pond that were dry for fifty years now take on water from below, and no amount of gutter work fixes that.

The houses are mostly detached and semi-detached frame and brick from the 1920s through the 1960s, with galvanized supply lines, cast iron stacks, and a basement apartment added somewhere along the way. Jamaica Estates is larger houses on bigger lots, with longer sewer laterals and more tree roots per foot. The co-op towers at Rochdale Village and the apartment buildings off Hillside Avenue run central boilers and risers that serve hundreds of units.

Our plumbers stock for Jamaica: sump pumps with battery backups, backwater valves, sewer cutter heads, and the copper and PEX for the riser that gave out.

Permits, Basement Apartments, and Inspections in Jamaica

Basement apartments are everywhere in Jamaica, and the plumbing in them is what an inspector checks first. A bathroom below the sewer line needs an ejector pump. A kitchen needs its own vented drain line. A water heater needs clearance and venting. A basement that floods needs a plan, or the apartment is not rentable. We bring the plumbing to code and file the DOB permit where the work requires one.

Gas lines, boiler replacements, new water service, and relocated drains all require a Licensed Master Plumber to file with the DOB and pass inspection. Gas is the one with no shortcut: a Con Edison shutoff after a leak can leave tenants without cooking gas for months while the piping is brought up to code, so we file, pressure test, and schedule the inspection the same week. Landlords also call us during heat season, October through May, because a dead boiler on Friday is a violation by Monday.

Sump Pumps, Sewer Lines, and Drain Cleaning for Jamaica Homes

Sump pump installation is our most common Jamaica call, and in Jamaica the water usually comes from below, which means a pit, a submersible pump sized to the inflow, a check valve, a discharge line to the street, and a battery backup for the storms that take the power out. When the water comes up the floor drain instead, that is the sewer, and a backwater valve on the house trap is the fix.

Sewer line repair in Jamaica means long clay laterals, especially in Jamaica Estates, with roots at every joint and bellies where the ground settled. A camera shows the break and a sonde shows the depth, and most lines get a spot repair or a lining before anybody digs up a driveway. Drain cleaning covers the rest: kitchen lines full of grease along Jamaica Avenue and Sutphin Boulevard, tub drains full of hair in rentals, and main lines that need a jet and a camera.

Water Heaters, Boilers, Gas Lines, and Fixtures for Jamaica Buildings

Water heater repair in a Jamaica two-family usually means a tank in a basement that has flooded before, so we set the new water heater on a raised stand, check the venting, and add a drip pan with a drain line. Boiler repair splits between hot water baseboard in the houses and steam in the older apartment buildings: circulators, zone valves, low water cutoffs, vents, and replacements sized to the building with the permit filed.

Gas line installation for stoves, dryers, and new boilers, with the DOB paperwork and the turn-on. Faucet and fixture installation in renovated kitchens and bathrooms. Toilet repair in rentals that get used hard. Garbage disposal repair under kitchen sinks that were never plumbed right the first time.

Emergency Plumbing, Leak Detection, and How to Get Started in Jamaica

Emergency plumbing in Jamaica is a burst pipe in January, a water heater dumping its tank, or sewage in a finished basement during a storm. A plumber leaves Forest Hills within the hour, down the Van Wyck or the Grand Central depending on the time of day. Leak detection finds the hidden leak behind the wall or under the slab with a pressure test, a thermal camera, and one small hole. When the galvanized pipe is on its third leak, pipe repair and repiping in copper or PEX ends the cycle.

Call (929) 499-0746 or request a free plumbing quote. A plumber comes to your Jamaica address, finds the problem, writes the price, and does the work when you say go. The invoice matches the quote.
